Scope of Work for Commercial Office Reinstatement Projects In Hong Kong
When vacating a commercial office space in Hong Kong, tenants are typically required to carry out full reinstatement works as per the lease agreement and the "Make Good" clause.
Below is the standard scope of work required for office reinstatement in Hong Kong to meet the expectations of landlords and building management offices (BMO):
Dismantling and Removal Works
- Remove all glass partitions, gypsum walls, and other internal partitions.
- Remove all built-in furniture, including workstations, cabinets, shelves, and racks.
- Remove roller blinds and non-original window treatments.
- Strip out all non-standard or damaged false ceiling panels.
- Remove all existing floor finishes, including carpet tiles, vinyl flooring, wood panels, and ceramic tiles.
- Disconnect and remove all wiring, cables, trunking, conduits, water pipes, and data points.
Reinstatement Works
- Reinstate the ceiling system to its original design and material condition.
- Reinstate the raised flooring system, if applicable, to the original configuration.
- Reinstate all lighting fixtures and systems to their original layout and specifications.
- Reinstate the air-conditioning (A/C) system, including ductwork, air diffusers, and control panels, to the original building standards.
- Reinstate the Fire Services (F.S.) system, including smoke detectors, sprinkler heads, and alarms, in accordance with building safety codes.
- Repaint all internal walls and surfaces to the original color and finish, as specified by the landlord or BMO.
- Carry out any minor structural or repair work required by the Building Management Office or landlord to restore the premises to its original state.
